Setbacks, coverage and FSI, against the by-law.

Thirteen of the twenty-five Ontario rules here are answered from the site plan, and they are the ones a refusal turns on: setbacks, lot coverage, floor space index, frontage and soft landscaping, each against Toronto By-law 569-2013.

1.0 What is measured

What the engine reads off the drawing

Every reader runs on every file, whichever trades the audit is scoped to. Choosing this trade decides which rules get reported. The drawing is read either way.

The statistics block, read as printed

Lot area, coverage, FSI and landscaped area are read from the table the site plan prints, by position, with bounds that refuse an impossible number rather than reporting it.

Setbacks, against the zone

Front, rear and side setbacks compared with the RD zone minimums. A front setback governed by the established setback of the street is flagged for manual review, because that figure is not on the drawing.

Height, against the maximum

Building height against the 10.0m standard-zone maximum, from the elevation where the set states it.

2.0 The rules

25 Ontario rules, and which of them read the drawing

Answered from the drawing means the check reaches a pass or a fail from what was extracted. Checklist means the rule is printed with its clause for a person to confirm. Both are useful on a permit set, and only the first is a finding.

What the other packs carry

Ontario is the deepest pack because it is where the rules were written first. Each column shows what that pack holds today, and a zero is a zero rather than a blank.

4.0 What it does not do

Said before you pay for it

  • The zoning rules are Toronto’s. Another municipality has its own by-law and its own numbers, and this pack does not pretend to carry them.
  • Grading, servicing and stormwater are not checked. A site plan is read for the statistics it prints, not engineered.
  • An established setback, a minor variance and a site-specific exception are all outside what a drawing states, and each one is reported as needing a person.
  • Nothing here is a permit approval. It is the first pass an experienced reviewer makes, done in minutes and cited to the clause.
